1. The free appraisal
I walk through your home, compare it against recent sales around you, and give you an honest value range — not an inflated number to win your listing. It costs nothing, and there's no obligation. You'll leave this conversation knowing what your home is worth and what I'd do to sell it.
2. Choosing how to sell
Auction, advertised price, by negotiation, deadline sale — each method suits different homes and markets. I'll recommend one and explain exactly why, including what it costs and what the risks are. The choice stays yours.
3. Getting the home ready
Small things move buyers more than big renovations: decluttering, gardens, light. I'll tell you what's worth doing and — just as important — what isn't worth spending money on before we photograph and launch.
4. The campaign
Professional photography, portal listings, my buyer database, open homes. You'll hear from me after every open home and every significant buyer conversation — you will never be the last to know anything about your own sale.
5. Offers, negotiation, or auction day
Whether it's bids in a room or offers on paper, this is where experience earns its keep. I handle the pressure and the negotiation; you make the decisions with full information. Nothing is accepted without your say-so.
6. Unconditional to settlement
Once the sale goes unconditional it's real. Your lawyer handles the paperwork, I keep everything moving, and settlement day is when the keys change hands and the money lands. I stay reachable the whole way — and for years after, most of my business comes from exactly these sellers.
