An off-market sale is a property sold without public advertising — no portal listing, no signboard, no open homes. After twenty years in this market I hold a deep database of qualified buyers, and some of my sales happen entirely inside it.

When off-market is the right call

Off-market suits sellers who value privacy over publicity: a family situation you'd rather keep off the internet, a tenanted investment where open homes are hard, a complicated circumstance that benefits from discretion, or simply testing the market at your price before committing to a campaign.

It's also how buyers get first access. The buyers in my database hear about these properties before anyone else does — often the only time they hear about them at all.

The honest trade-off

I'll always tell you this straight: a public campaign creates competition, and competition is usually what produces the best price. Off-market trades some of that competitive tension for speed, privacy and certainty. For some properties and some situations that trade is exactly right — and when it isn't, I'll recommend the open market instead. Which path fits is a conversation, not a default.
